Welcome to homeandroost.co.uk (the “Website”). This Website is owned and operated by Home & Roost, having its registered office at Unit 3, The Hanger, Manston, Kent, CT12 5DE, UK

Home & Roost provides access to the Website and we sell our products to you subject to the conditions set out on this page. For the purposes of these terms “products” shall mean any products agreed to be supplied by us to you in accordance with the terms and conditions set out on this Website.

  1. Waiver

Every effort has, is and will be taken to ensure that the information contained in this site is correct and up to date. The information may, however, become incomplete, inaccurate or out of date. To the full extent permitted by law, but subject to the terms and conditions of sale referred to below, we disclaim all warranties and representations (whether implied or expressed) as to the accuracy of any information contained on this site.

  1. Definitions

For the purposes of these Terms and Conditions, the following definitions apply: 

Contract. The contract for sale by us and purchase of Goods by you.

Goods. The range of pet products which are available for purchase from this site in accordance with the terms.

Use of this Site

The content of this site is owned by or licensed to homeandroost.co.uk. You may not copy, reproduce, modify, distribute, republish, re-sell, display, post or transmit any part of this site without the permission of Home & Roost. You may view or print individual pages only for your own personal use.

Home & Roost may suspend, alter, restrict or terminate at any time access to or use of this site.

Limitation of liability

This site should only be used for information purposes. Home and Roost shall not be liable for any damage or loss that may occur in the use of any of the information contained or advice given in this site except as stated in the terms and conditions of sale (where applicable) and to the extent that such liability cannot be excluded by law. Home and Roost is not responsible for the site’s accuracy or its fitness for a particular purpose or the reliability of the access to this site.

Home and Roost is not liable for any damages or losses resulting from your use of or inability to use this site. Home and Roost does not guarantee that this site will operate free of error or that it is free from computer viruses or any other contaminating computer program.

Force Majeure

We will not be liable to you or in breach of the contract for delay or failure to perform due to any causes beyond the reasonable control of Home and Roost or its suppliers, including, but not limited to war, riot, civil strife, industrial dispute, terrorist activity, disaster, storm or other extreme weather conditions, flood, plague and infectious disease.  

Content and Advertisements

This Site also contains links to other sites which are not under the control of and are not maintained by Home and Roost. These links are provided for your convenience only and Home and Roost is not responsible for the content or availability of those sites.

Data Protection

References in this clause to the DPA are to the Data Protection Act 1998 and to the GDPR are to the General Data Protection Regulation (which comes into force on 25th May 2018).

In order to deliver customer orders and maintain customer satisfaction, Home and Roost will collect and process personal that relates to the customer and their order.

Full details of the personal data collected and processed by Home and Roost, the purposes for which it is collected and the legal basis for doing so are contained in the Shillings Ltd Privacy Notice, which can be accessed via this link.

Any details which you provide to us from which we can identify you are held and processed in accordance with our Privacy Policy.


Product Photography

Product images are for illustrative purposes only and may differ from the actual product a customer receives. Due to differences in suppliers, colours and materials etc, products may also appear different from those shown on the site. Products may also vary as we continue to enhance our products by reviewing the materials, suppliers, designs. Any changes that appear when you receive your purchased product, will not in any way affect the products overall look or performance.  Photography of our products is an enticement to purchase, we cannot guarantee the product will be identical to the photo used. This does not affect your statutory rights. Please look at the product description on our website for product details.

Customer Photography 

H&R or its representatives would like to photograph, use customer photographs or take video footage of customers' pets and the products purchased from H&R for promotional purposes, both printed and online. Any customer who does not wish to participate may advise H&R at the time of sending/submitting photography.


All prices quoted are in British pounds (£) and include Value Added Tax (VAT). If the price goes up or down in between you placing and receiving your order, we will honour the original price.

Ordering and Stock Availability

We aim to display only items that are in stock and which can be dispatched to you quickly. From time to time we may sell out of some lines, in which case we will aim to advise you within the 10-14 day delivery period. If this does occur, you will be allowed to order an alternative or receive a full refund for the full price you paid.

We have a pre-order function on our website, where you can pre-order and pay for a product that is currently out of stock. We will inform you when the item is in stock and arrange a delivery slot for you.

Home and Roost makes no representation as to the goods, items, products or services referred to in, or sold from, this Site as being available or suitable for use.

Products sold on homeandroost.co.uk are for use in a domestic setting. If you wish to purchase items for commercial use please contact Home and Roost Customer Services on 01843 821128 to discuss your product needs. Products for use in commercial settings get more wear and tear than in a domestic setting and are necessarily more robust. For this reason, we request that you contact us to discuss your requirements.

All products offered are subject to availability.

Home and Roost reserves the right to cancel or make changes to an order or pre-order without liability if obliged to by circumstances beyond its control or due to low demand or where the customers preferred product is unavailable. In such circumstances, Home and Roost endeavours to offer the best alternative arrangements, substitutes or replacements available.


If you change your mind about your order, you can cancel that order free of charge so long as you do so within 30 days of receipt of goods. 

We ask that you provide a reason for any cancellation. 

Goods may be on their way to you. We will cancel any such order without charging you, with the exception that we reserve the right to make a charge for the return of the goods when necessary. In the event of cancellation, we guarantee to refund your money within 30 days. 

You may not cancel your order if the products consist of perishable items such as food items or due to health and safety reasons or hygiene issues unless such products were damaged or faulty when delivered to you or have been incorrectly delivered.

Where you decide to cancel an order after we have despatched the products, you will be under a duty to return them to us at your own risk. All such products should be returned within 30 days after the products have been delivered to you. Until they are returned, you must retain possession of the products and take reasonable care of them. You should return the products to us unused and in the same condition in which you received them together with the original Product packaging by one of the means set out in our Returns Information.

Some of the products are excluded from the 30-day return policy and will be marked accordingly when you place your order on the site.


The collection of unwanted or damaged orders when arranged by us, (Home & Roost) can be up to 7 working days.

When a return request is placed, the customer will be contacted regarding a suitable time and date for collection.

Please ensure that the item (s) are secured back in their original packaging. The customer is responsible for the order’s condition during this time. 

Any product covered by the Home and Roost 30-day Guarantee is liable for a full refund.

Collections are arranged free of charge but original shipping costs are non-refundable.

A qualifying product after 30-day Guarantee from a purchase is covered by the Home and Roost 1 Year Manufacturing Guarantee.

Home and Roost will always strive to provide the customer to an exchange of any part or spare part of the order deemed necessary. If we cannot provide a spare part or exchange or part (s) we will offer the customer a substitute it or full replacement.

Cases which require a full refund will be dealt with on a case by case basis. Products that need to be collected by us the retailer after the 30-day Guarantee has expired, will incur a charged or be deducted from the refund. Please see the refund section for full details.

Except in relation to the products specified in the following paragraphs, you may cancel your order (or any part of it) at any stage before the Products are delivered to you and up to 30 days afterwards. You may do so by simply returning the products by contacting us at sales@homeandroost.co.uk or on 01843 821128.


After you cancel your order and return the products any sum debited by us to your credit/debit card will be refunded less any charges in accordance with these Terms & Conditions. We will notify you of your refund via e-mail within a reasonable period of time. We will refund any money received from you using the same method originally used by you to pay for your purchase, in accordance with money laundering regulations.

Refunds for products purchased as gifts can only be given to the credit/debit card of the person who placed the order. We will usually process the refund due to you as soon as possible and, in any case, within 30 days of you cancelling your order.

If any product you purchase is damaged, faulty or incorrect when delivered to you we may offer an exchange or refund as appropriate in accordance with your legal rights. 

If you believe a product is faulty you should return the product to us in accordance with the Returns Information. If you have any questions regarding returns please contact us. 

We will replace the goods or refund you, provided that the defect or fault is not caused by usual wear and tear, damage caused deliberately or accidentally, negligence by the customer if you fail to follow product instructions if the goods have been misused, altered or repaired without our approval. If We do not find any fault or defect then your cancellation and refund rights are limited to those set out in Clauses a. &  b. below although this does not affect your statutory rights.

  1. We warrant that the goods which we supply are of satisfactory quality and are fit for the purpose for which goods of that nature are commonly supplied.
  2. If you return goods to Us for a reason other than if you change your mind, we will inspect the goods and either replace them or refund the full purchase price for Goods if we accept that there is a manufacturing defect or other fault in the Goods. This is subject to You returning the Goods to Us within a reasonable period.


Sometimes the product specifications from the manufacturer may change, in which case we will do our best to offer you a similar alternative. 

We may experience problems with the supply of certain products and may therefore supply a substitute of the same or better quality at the same price. If you are not happy with the replacement or substitute you can return it in accordance with our 30 day returns policy.

All sizes and measurements of the products are approximate but we do try to make sure that they are as accurate as possible.

Our policy on cancellations, returns and refunds does not affect your statutory legal rights.


Unless stated otherwise in the offer, the delivery period is normally 1 to 3 working days after dispatch. More information about delivery and shipping conditions is available here.

Free Delivery is within England, Wales and parts of Scotland and for orders that total £24.99 and over.

We can not guarantee a delivery day, all delivery times and dates are estimates and subject to delay.

All deliveries depending on size and weight are delivered by DPD, DPD Local Next Working Day, DHL, and My Hermes 48 Hour Delivery. Due to the weight & size of some of our products, delivery can take 2-3 working days to reach you once dispatched.

Please do not be concerned if you see in your tracking information that your order from Home & Roost is being delivered from The Hutch Company, we are one and the same.

Unless stated a return fee of 5% of the total RRP for Rabbit Hutches, Rabbit Runs, Rabbit Hutch and Run Combos, Dog Kennels and Chicken Coops will be charged.  A 10% return fee applies for Bird Tables.

Same day dispatch products are for orders placed before midnight on a working day. (Only products indicating same day dispatch can be dispatched the same day)

Bigger stock items can be delivered in more than one box and can be delivered at separate times of the day (Unless we contact you, we will always dispatch all of your order. So no need to worry about having different day deliveries)

All deliveries require a signature upon arrival. Items can be left at the chosen address or with a neighbour if instructed by the customer at checkout. Please note that as soon as any items are left at the delivery address, the customer is solely responsible for that item.

If the item is faulty, damaged or a mistake has been made with your order, we will be able to offer you a refund or an exchange within 30 days.

This does not affect, your consumer rights.

In the event that some of the ordered products are not in stock, Home and Roost shall be entitled to provide partial deliveries at its cost provided this is acceptable for the customer.

In the event that Home and Roost is unable to deliver the ordered product because Home and Roost itself is not supplied by its own suppliers, without culpability on the part of Home and Roost, Home and Roost may withdraw from the contract. In such a case, Home and Roost shall inform the customer without delay and propose a comparable product. If a comparable product is not available, or if the customer does not wish to have that product delivered, Home and Roost shall, without delay, refund payments made by the customer.

Deliveries are free of customs duties within the EU. In the case of delivery in countries outside the EU customs duties, taxes and other levies that may apply shall be borne by the customer.

In the event that supplied products are damaged en route, the Home and Roost customer service is to be contacted, where possible, without delay. As a result, Home and Roost shall have the option of lodging a complaint with the carrier or transport insurer regarding the damage. If the customer fails to provide notification of transport damage, this shall not have any effect whatsoever on the customer’s statutory guarantee rights.

In order to fulfil customer orders Home and Roost needs to pass on the customer email address, and if available a contact phone number to the delivery company authorised to delivering the goods. This forms part of the contract with Home and Roost. The customer does not have the right to object. Please see our privacy notice for further details on how we handle your personal data.

Discount Coupons & Gift Vouchers

The following terms and conditions apply to the purchase of gift vouchers and use of discount coupons at Home and Roost:

Purchase of Gift Vouchers

Unless stated gift vouchers are valid for all products at www.homeandroost.co.uk and for ancillary costs (e.g. postage & packing). All vouchers are valid for a set period from the date they are sent. The period of validity of individual vouchers can be extended on a case by case bases.

Redeeming Discount Coupons

Discount Coupons may be used only at the online shop www.homeandroost.co.uk

Only one voucher may be used per order. The use of several vouchers for the same order is therefore not possible.

If the order value exceeds the voucher amount the difference may be paid by credit card, direct debit or payment on an invoice.

If the voucher amount is not used up upon redemption the difference is forfeited. There will be no cash payout. It is not possible to offset vouchers retrospectively against current or previous orders. 

Vouchers may not be exchanged or redeemed for cash and cannot be used to buy gift vouchers. Vouchers may not be sold on.

Transfer of risk/liability

Home and Roost accepts no liability for loss or theft of vouchers and for voucher redemption by third parties without the knowledge or permission of the customer. 

Equally, Home and Roost will not be responsible for typing errors in the voucher recipient’s email address.

Reviews, comments, communications and other content

Users of this Website may post reviews, comments and other content; send communications; and submit suggestions, ideas, comments, questions, or other information, as long as the content is not illegal, obscene, abusive, threatening, defamatory, invasive of privacy, infringing of intellectual property rights, or otherwise injurious to third parties, or objectionable and does not consist of or contain software viruses, political campaigning, commercial solicitation, chain letters, mass mailings, or any form of “spam.” 

You may not use a false e-mail address, impersonate any person or entity, or otherwise mislead as to the origin of any content. Home and Roost reserves the right (but not the obligation) to remove or edit any content.

If you do post content or submit material, and unless we indicate otherwise, you:

(a) grant Home and Roost the non-exclusive, royalty-free and fully sub-licensable rights to use, reproduce, modify, adapt, publish, translate, create derivative works from, distribute, and display such content throughout the world in any media; and 

(b) grant Home and Roost and sublicensees the right to use the name that you submit in connection with such content if they choose.

You agree that the rights you grant above are irrevocable during the entire period of protection of your intellectual property rights associated with such content and material. 

You agree to waive your right to be identified as the author of such content and your right to object to derogatory treatment of such content. 

You agree to perform all further acts necessary to perfect any of the above rights granted by you to Home and Roost, including the execution of deeds and documents, at the request of Home and Roost.

You represent and warrant that you own or otherwise control all of the rights to the content that you post; that, as at the date that the content or material is submitted to Home and Roost: 

(i) the content and material is accurate; 

(ii) use of the content and material you supply does not breach any applicable Home and Roost policies or guidelines and will not cause injury to any person or entity (including that the content or material is not defamatory). 

You agree to indemnify Home and Roost for all claims brought by a third party against Home and Roost arising out of or in connection with a breach of any of these warranties. 

You recognise that the views expressed by other users on our site do not represent our views or values.

Payment Methods and Credit Notes

Payment for goods is to be made by Visa, Mastercard, or Maestro & Visa debit card. 

Unfortunately, we cannot accept the payment sent in the form of cash or cheques and we are not responsible for the loss.

In the case of possible returns, the amount paid will be refunded. Should your credit card have insufficient credit we reserve the right to invoice you for the costs incurred in making requests for payment.

Payment by Credit Card/Debit Card

In the case of payment by credit card or debit card, payment from your card is taken via Worldpay (UK) Limited at the time we receive your order. 

Worldpay (UK) Limited is authorised by the Financial Conduct Authority under the Payment Service Regulations 2009 (No. 530923) for the provision of payment services and is authorised and regulated by the Financial Conduct Authority for consumer credit activities in the United Kingdom and is regulated by the Central Bank of Ireland for the conduct of business rules.


PayPal is an online account-based system that lets anyone with an email address send and receive online payments using their credit card or bank account. 

You can use it at Home and Roost to pay safely, easily and quickly. During the ordering process, you can also open up a PayPal account if you already don’t have one. 

The advantage of PayPal is that our system recognises the payment immediately and your items are shipped after 24-48 hours! Please note that we cannot accept Paypal accounts from the USA.

Amazon Payments

Amazon Payments helps you shop quickly, safely and securely. You can pay on our website without re-entering your payment and address details. 

All Amazon transactions are protected by Amazon’s A-to-z Guarantee, more information on Amazon Payments can be found here.


We aim to deliver goods of the highest quality. Where the Goods are products we warrant that they will meet their specification.

Changes to the Terms & Conditions and Agreement

Home and Roost reserves the right to remove, modify or change, without notice, any information on this site from time to time. 

Home and Roost may change these terms at any time by posting notice of the changes on the site. If you use the site after Home and Roost have posted the changes you will be bound by the new terms. You should therefore ensure that you read the terms each time you use the site.

The current Home and Roost Terms and Conditions supersede any previous Terms & Conditions that were applicable at the time of you placing an order.

By either completing an order or paying for a pre-order you have read, understood and agree to the above conditions. These terms and conditions are applicable to all customers or prospective customers.

To the extent that any provision of these terms is found by any court or authority to be invalid, unlawful or unenforceable, that provision will be deemed not to be a part of these terms and will not affect the enforceability of the remainder of these terms, nor will it affect the validity, lawfulness or enforceability of that provision in any other jurisdiction.


E-mails to you will be sent to the address you specify to us. You must only provide us with a valid e-mail address and it is your responsibility to inform us of any changes to that address.

The headings in these terms are for convenience only and do not affect their interpretation.

These terms supersede any representation made by us or any of our employees or agents.

Statutory rights

The consumer’s contract with Home and Roost does not affect the consumer’s statutory rights.

Governing law and jurisdiction

These terms and your use of this site are governed by and construed in accordance with the laws of England and Wales and any disputes will be decided only by the Courts of England and Wales.


Please note that a number of the products on Home and Roost are flat packed, so assembly will be required.
